First, there might be a Capital gains tax implied for any capital asset sale including a house. The calculation of this is based on the individual situation and total gain of that tax year, thus the formula could be complicated. We always advise people we work with consult a CPA for this part of tax planning. 

The second tax a real estate sale have is the Real estate excise tax (REET). REET is a tax on the sale of real property. All sales of real property in the state are subject to REET unless a specific exemption is claimed. The rate depends on the county where the property is in. You can find more detailed info from the department of revenue website. For king county as an example as of 2023:

up to $525,000  1.6%
$525,001 to $1,525,000  1.78%
$1,525,001 to $3,025,000  3.25%
$3,025,001 and higher  3.5%

It’s okay. In most of the cases it would be a hassle for the seller to remove belongings and do cleanups, so we can help when we are the buyer to deal with any unwanted items.
